Job Overview
The Maintenance Technician , II is responsible for the maintenance, repair, and safe operation of building systems and infrastructure within a ssigned portfolio . This role ensures that all systems—including HVAC, plumbing, electrical, and life safety—are functioning efficiently and in compliance with healthcare regulations. The technician plays a critical role in maintaining a safe, clean, and operational environment for patients, staff, and visitors.

Essential Duties

General :

Complete and accurately record all maintenance work orders according to priority and company policies.

Understand building plans and specifications at each location within portfolio .

Calculate amounts of required materials, and cost estimates based on workorder and other relevant factors.

Maintain inventory on materials used on projects and repairs.

Complete assigned work according to best practice and director from supervisor.

Perform routine, non-licensed electrical inspections ; t roubleshoot and test electrical equipment for safety and efficiency using various testing instruments.

Replace receptacles, wall switches, light fixtures, ceiling fans, kitchen hoods, ballasts, light bulbs, etc.

Coordinate major electrical repairs and maintenance with qualified electrician, as directed by the Supervisor or Manager of Facilities

Perform minor plumbing repairs, such as faucet replacements, toilet installations, disposals, outlets, and light fixtures.

Conduct scheduled inspections on building systems and property identify best solutions for remedy .

Maintain a ll HVAC systems and associated equipment.

Maintain company equipment , ensuring proper care, inventory, and functionality.

Assist in the coordination of renovations, preventative maintenance, and capital improvement projects.

Carry the emergency maintenance phone on a rotating schedule.

Assist with snow and ice removal as necessary.

Coordinate with vendors and contractors for specialized repairs or installations

Support emergency preparedness efforts, including backup power systems and evacuation procedures

Perform other duties as assigned.
Regulatory & Compliance :
-
Comply with laws, regulations, policies, and procedures under which the program and company operates .

Assist in crisis situations as appropriate .

Maintain accurate and up-to-date documentation that ensure s compliance with all agency policies and procedures and local, state, and federal regulations and requirements.

Follow safety protocols, including handling hazardous materials, water contaminants, and biohazards.

Adhere to HIPAA, fire regulations, and compliance standards for facility operations.

U nderstand safety regulations and evacuation procedures; participate in r egular safety drills in compliance with program policies and procedures.

Complete assigned employee training in compliance with program and company requirements.

Provide guidance, support, and training to other staff in alignment with company mission and values.

Participate in all scheduled staff meetings, supervision sessions, and other departmental and company meetings.
Qualifications
Education:
Required:
High school diploma, GED, or equivalent.
Preferred:
Technical certification or associate degree in building maintenance, HVAC, or related field
Experience:
Required:
Minimum 5 years of experience in facilities maintenance, preferably in a healthcare or medical setting
Preferred:
Experience working in multifamily housing, commercial properties, or with individuals experiencing mental health and addiction challenges.
Specialized Knowledge, Skills, & Abilities:
Strong knowledge of building systems, including HVAC, plumbing, electrical, and fire safety
Familiarity with healthcare compliance standards (e.g., Joint Commission, HIPAA, infection control)
Ability to read blueprints, schematics, and technical manuals
Proficient in using maintenance management software (CMMS)
Excellent troubleshooting and problem-solving skills
Strong communication and interpersonal skills
Ability to work independently and as part of a team
Other:
Possess a valid driver’s license, minimum of one y ear driving history , ability to pass Driver Motor Vehicle (DMV) check and complete the Cascadia online Defensive Driving course.
Must be available for occasional evening, weekend, or emergency work .

Working C onditions
Environmental:
Work is performed in one or more of the following: administrative and clinical office s , acute care settings and community setting including client residences, correctional facilities , shelters, hospitals, public places and other social service sites. Meal periods and breaks are subject to interruption. Universal Precautions and remaining alert to the environment are critical to address the potential for violent behavior, exposure to disease, biohazards, noise, and contaminants.
Mental Demands :
The work assigned is diverse and involves addressing new and unusual circumstances . The work regularly involves a degree of unpredictability and disruption of planned tasks requiring a flexible time management approach. In addition, this position requires exercising sound judgment.
